HOA Dues Increase

We hope this message finds you all well and channeling your energy to summer activities.


During the Annual meeting in November 2025, we raised the dues for 2026 by the allowed 5% to $230 per year and appreciate your approval at the meeting.  During the discussion, we addressed concerns for future years if HOA dues did not increase sufficiently to cover increasing costs of operations and explained our intent to take on this task during 2026.


Your HOA Board feels the need to address budget concerns for 2027 and beyond. A few years ago, the HOA established a target of $25,000 in reserve funds desired to ensure unforeseen issues could be covered without having to resort to an additional assessment of homeowners for unexpected bills.  We have fallen below that figure and are getting lower. There are increased costs for insurance, common areas landscaping/maintenance, and removal of fallen/dangerous trees.  We challenge each added cost and have been relatively successful in our pursuit of the best deal for our community.  


Over the last 4-5 years, our reserve has gone from $25,000 and will plummet to an estimated $17,500 by the end of this year.  We are proud to have the least expensive dues in the region, but our financial path is not sustainable. We are all aware that prices have risen and should not expect that to change in the future.  


Board members have volunteered to visit each home over the next few weeks to ask for your approval (signature) to a change in our governing documents that will increase the annual dues to $350.  They will also answer any questions you have on the need for this change.


I trust you will support this change and ask that you treat the Board members with courtesy as they take on this necessary task.

Perspective: the original 1987 $200 dues corrected for inflation would be over $525 today.
